Dublin needs 17-storey office block, Johnny Ronan argues

The developer’s plans for an ambitious building on the capital’s quays comes at a time of high vacancy rates in city offices

Johnny Ronan’s development firm has moved to reassure Dublin City Council there is a market for a new 17-storey office block in Dublin’s Docklands despite a ten-year high in commercial vacancy levels.

Ronan Group has applied for planning permission to demolish Citigroup’s existing six-storey office in Dublin’s Docklands and build a 17-storey tower, which would include offices, arts and cultural spaces, retail units and restaurants.

The application has come as Dublin’s commercial property market faces significant headwinds. Last month, an analysis of the capital's office market showed a vacancy rate of 16 per cent at the end of 2023, the highest level since 2013.
