Qualified investors provide much needed funds for development without anyone else having to take financial risks, but there are problems with this system, especially if prices keep rising

Commercial rents and availability of grade A office space are becoming an issue. With a price of €60 per square foot recently being obtained for a new-build on the old Canada House site at the corner of St Stephen’s Green prior to completion, it shows that we are only 10 per cent away from the prices of the peak bubble years when they reached a high of €65 per foot.
