The codename for the deal was Queenstown. Sean Dunne and his wife, former journalist Gayle Killilea, picked it as the developer was, at the time of the deal, staying in the resort town of the same name in south-west New Zealand on the ill-fated Lions rugby tour of 2005.

It was July 1 and the day before the Lions got badly beaten by the Kiwis. Dunne’s mind, however, was on things other than rugby.
