I nearly choked on my double shot skinny cappuccino last Tuesday on discovering the price developer Cairn Homes has agreed to pay RTE for an 8.64 acre section of land in Donnybrook, Dublin 4.

Its winning bid of €107.5 million works out at almost €12.5 million per acre owned by the state broadcaster in prime suburbia - and more than 40 per cent higher than the €75 million guide.

Naturally, fears of a new property bubble emerging are...
