Canny investors are looking beyond headline price growth for value in the next generation of commercial sales, writes Fergal Burke.

There is a lot of talk again about the prospects, if not fears, of a new bull market in Irish property. Memories of the mid-2000s are clearly fresh, but there's no denying activity levels have taken off again.

Last year saw successive years of negativity in values and sentiment across all sectors and segments of property being checked.

There is obvious growth of prices in some specific segments and market forces will maintain that...
